Rydal School, Colwyn Bay

This proposed development is located at the site of Rydal Penrhos School, of Pwllycrochan Avenue in Colwyn Bay. The scheme proposes the considerate conversion and refurbishment of the listed main building of the school, converting it into apartment accommodation, together with the development of open market and affordable housing within the school grounds. The intention of this scheme is to fund the redevelopment of the remaining Rydal Penrhos Campus and retain the listed Rydal school building in excellent condition and purposeful use.

This application proposes It covers an area of approximately 14.8 acres (6.0 hectares), of which 3.5 acres will be taken up by the retained buildings with associated parking and gardens, 6.55 acres is proposed for the development of new homes, with the remaining land planned to incorporate area of public open space and existing mature landscaping.

A total of 105 dwellings are proposed, with 33 one-, two- or three-bedroomed apartment to be located in the converted school building and 72 new-build dwellings ranging in size from two to five bedrooms, all of which are two storeys high. 84 of the properties, including all of the apartments, are proposed to be made available for sale, and the remaining 21 houses will form a provision of affordable housing, the details and tenure of which will be confirmed with Conwy County Borough Council during the course of our subsequent planning application. This affordable provision makes up 20% of the overall number of dwellings proposed, in accordance with the requirements of current Council policy. A series of financial contributions to provide funding for local public facilities and infrastructure will also be offered, to be secured through a legal agreement, and these will be identified by the Council during the subsequent planning application.

The dwellings, roads and associated landscaping proposed will be designed and constructed to a high standard, and will be entirely in keeping with the context of the local area. The development will offer a well-considered and attractive place to live for future local residents.
