Mindale Farm, Meliden

The proposed development site is located in the north-west of Meliden, north of the A547 Ffordd Talargoch and Ffordd Ty Newydd. The site is currently utilised for agricultural purposes, bound by open countryside on its northern and western boundaries, vacant land on its eastern boundary and existing residential properties on its southern boundary.

Castle Green Homes is undertaking pre-application consultation in advance of submitting a planning application seeking full consent for 154 affordable homes alongside areas of public open space, landscaping and foul and surface water infrastructure.

The site covers an area of 11.54 acres (4.67 hectares), of which 8.67 acres is proposed for the development of 100% affordable homes, with the remaining land incorporating the vehicular access off the A547 Ffordd Talargoch, public open spaces, sustainable drainage infrastructure and retained mature landscaping.

The proposed 154 homes will comprise a range of 2-storey, one-to-four-bedroom properties and includes a variety of flats, terraced, semi-detached and detached homes. Properties are constructed using Modern Methods of Construction (MMC) and will incorporate a range of energy-efficient measures including photovoltaic panels, air source heat pumps, double glazing, insulated flooring and a high standard of roof and wall insulation and will be delivered alongside our Registered Provider partner. In addition to the provision of on-site public open space, Castle Green Homes will agree a range of financial contributions with the local planning authority as part of the planning application, to provide funding for local facilities and infrastructure to mitigate the impact of the development.

The scheme has been informed by a full site of technical survey reports with appropriate mitigation provided, where necessary. Dwellings will be entirely in keeping with the character of the surrounding area and in accordance with relevant policies within the Denbighshire Local Development Plan, offering a well-considered and attractive place to live for future residents and making a significant contribution to meeting the identified housing needs of Denbighshire.
