This proposed development is located at the now vacant former Ambulance Depot of the former H M Stanley Hospital, off Upper Denbigh Road on the south-eastern edge of St Asaph. The site is proposed to be developed as an extension to the existing castle Green Homes ‘Maes Yr Haul’ residential development that is currently under construction, and which occupies the land to the south of the former Hospital site. The vacant Depot is surrounded by approved new-build residential development to the north, south and east, and to the west is St Kentigern Hospice. It covers an area of approximately 1.78 acres (0.72 hectares), of which 1.64 acres is now proposed for the development of new homes, with the remaining land planned to incorporate area of landscaping that will both provide a buffer to St Kentigern Hospice and accommodate a footpath link to the Hospice’s café and shopping facilities from the ‘Maes Yr Haul’ development.
A total of 28 new homes are proposed, ranging in size from two to four bedrooms, and all are two storeys high. 24 of the properties are proposed to be made available for sale, and the remaining 4 houses will form a provision of affordable housing, the details and tenure of which will be confirmed with Denbighshire County Council during the course of a subsequent planning application. This affordable provision makes up 10% of the dwellings proposed, in accordance with the requirements of the current Denbighshire County Council policy. A series of financial contributions to provide funding for local public facilities and infrastructure will also be offered where required, to be secured by the Council through a legal agreement, and these will be identified by Denbighshire County Council during the subsequent planning application.
The dwellings, roads and associated landscaping proposed will be designed and constructed to a high standard, and will be entirely in keeping with the context of the local area. The development will offer a well-considered and attractive place to live for future local residents.
