This proposed development is located on land directly to the southwest of Wrexham Road (A541), Abermorddu on a site currently allocated for housing in the emerging Flintshire Local Development Plan 2015-2030. To the south of the site is Abermorddu County Primary School and existing housing. There is also existing residential development to the east, across Wrexham Road. To the north is around 200m of vacant agricultural land and then the southern edge of the village of Caergwrle, and to the west is open countryside. The site covers an area of 10.5 acres (4.2 hectares), of which only 5.1 acres is proposed for the development of new homes, with the remaining land planned to incorporate public open space areas, retain existing mature landscaping and to create an ecology mitigation area.
A total of 70 dwellings are proposed, ranging in size from two to four bedrooms, and all are to be two storeys high. 49 of the properties are proposed to be made available for open-market sale, and the remaining 21 houses will form a provision of affordable housing, the details and tenure of which will be confirmed with Flintshire County Council during our subsequent planning application. This affordable provision makes up 30% of the dwellings proposed, in accordance with Flintshire County Council policy. A series of financial contributions to provide funding for local public facilities and infrastructure will also be offered, with this and the affordable housing provision to be secured by the Council through a legal agreement.
The new homes, roads and associated landscaping proposed will be designed and constructed to a high standard, and will be entirely in keeping with the context of the local area. The development will offer a well-considered and attractive place to live for future local residents.
