Land off Green Lane, Ewloe, Flintshire

This proposed development is located at land off Green Lane, Ewloe. This site is allocated for residential development in the current Flintshire County Council Local Development Plan, and is part of a wider allocation of 298 dwellings covering this land and land to the north. It is intended that Castle Green Homes will submit a planning application for this part of that wider allocation for the detailed design of a development of 70 homes, of which 28 properties (40%) are to be delivered as affordable dwellings. The remaining 42 homes (60%) are to be offered for open-market sale.

The currently vacant application site has existing residential development to the south and east. To the west and north is mainly open countryside in use for agriculture, some of which as mentioned above is also allocated for housing. The application site covers an area of approximately 6.0 acres (2.43 hectares), with 4.38 acres (1.77 hectares) proposed for the development of new homes, and the remaining land planned to incorporate areas of public open space and to retain existing landscaping.

The 70 homes proposed will range in size from two to four bedrooms, and all are two storeys high. In addition to the affordable housing and public open space being offered, the applicant will offer a series of financial contributions to provide funding for local public facilities and infrastructure, where required, with these to be secured by Flintshire County Council through a legal agreement. These financial contributions will be identified by the Council during the subsequent planning application.

The dwellings, roads and associated landscaping proposed will be designed and constructed to a high standard and will be entirely in keeping with the context of the local area and the intentions of the Flintshire County Council Local Development Plan. The completed development will offer a well-considered and attractive place to live for future local residents.
