Land at East of Tan Y Bont, Main Road, Rhosrobin, Wrexham

This consultation is in respect of changes proposed to an existing residential development located on Land at East of Tan Y Bont, Main Road, Rhosrobin, Wrexham. This site currently benefits from a current Planning Permission for 189 homes, and is identified as a committed development site in the emerging Wrexham County Borough Council Local Development Plan. To the north of the site is an existing railway line, and to the south is the A483, and existing residential development sits beyond these features in all directions. The site covers an area of 39 acres (15.8 hectares), of which 14.09 acres is already approved for the development of new homes, with the remaining land planned to incorporate public open space areas and to retain existing mature landscaping.

Castle Green Homes are the developer of this existing site. The current scheme of 189 dwellings includes a significant percentage of larger 4-bedroom properties, and we consider the site would be better served by an alternative development for more homes with a smaller average size. It is therefore our intention to submit a planning application to increase the number of homes proposed at the site to 219, but over the same site area. The size of the largest dwellings proposed would be reduced from 1711sqft to 1344sqft, and a higher percentage of three-bedroom properties would be developed. We consider this would improve the affordability of the scheme and therefor make the development more accessible to a greater number of people who would wish to live there. The increase in the overall number of dwellings proposed also means that the number of affordable homes, which is based on a percentage of the overall site, would increase from 47 to 55, and would mean some would now be delivered which met Welsh Governments ‘Beautiful Homes and Spaces’ Standards.

Financial contributions to provide funding for local public facilities and infrastructure that are already associated with the scheme, and which are secured by the Council through a legal agreement, would not be affected by the proposed changes.

The new homes, roads and associated landscaping proposed would be designed and constructed to a high standard, and would be entirely in keeping with the context of the local area. The amended development will continue to offer a well-considered and attractive place to live for future local residents.
