The proposed development site is located to the east of Main Road, Rhosrobin, west of Plas Acton Road and north of the A483 – to the north of the main settlement of Wrexham

Castle Green Homes are undertaking pre-application consultation in advance of submitting a planning application seeking full consent to replan latter phases of their consented ‘Llys y Coed’ residential development which obtained planning consent for 189 dwellings in 2021.

The proposal seeks to substitute 43no 3 and 4-bedroom properties with 63no. 2,3 and 4 bedroom properties including an additional 5 affordable homes, increasing the number of homes to be delivered across the Site from 189 to 209 homes. The proposed amendments are sought in response to changing market conditions since the granting of the original planning permission and increased consumer demand for smaller, more affordable homes.

The homes will comprise a range of 2-storey two-to-four-bedroom properties and include a variety of terraced, semi-detached and detached properties and incorporating a range of measures including double glazing, energy efficient heating systems, insulated flooring and a high standard of roof and wall insultation.

Other elements of the scheme including vehicular access, equipped play and areas of on-site public open space will be delivered in accordance with the approved scheme with the application not seeking any further amendments to the approved scheme.

The proposed homes will be in keeping with the character of the surrounding area including the earlier phases of the Llys y Coed scheme, offering a well-considered and attractive place to live for future residents and make a significant contribution to meeting the identified housing needs of Wrexham.
