Meliden Road, Dyserth – Phase 2

This proposed scheme is an extension to the existing residential development named Cysgod Y Graig, which is located at land to the south of Meliden Road (A547), Dyserth, Denbighshire, LL18 6BP. The northern boundary of the site is located adjoins the existing development. To the east and south are existing residential properties and to the west is open countryside. The site covers an area of approximately 2.4 acres (1.0 hectare). An area of which 0.25 acres (0.1 hectares) of publicly accessible open space has already been allocated for this development, contained within the open space area of the existing residential scheme.

A total of 33 dwellings are proposed ranging from one to four bedrooms and all are two storeys high. 7 of the properties will form a provision of affordable housing, an over-provision of the policy requirements Denbighshire County Council. A series of financial contributions to provide funding for improvements to local public facilities will also be offered in accordance with Council’s policies, and these will be secured by way of a legal agreement.

The dwellings, roads and associated landscaping proposed will be designed and constructed to a high standard, and will be entirely in keeping with the context of the local area. The development will offer a well-considered and attractive place to live to future local residents.
